Building 35 – HVAC Controls and Lighting Controls - MacMiller

  1. Retro-commissioning will begin after controls upgrade is started.
    1. Not expected to be completed prior to 6/30.
  2. Lab exhaust fan motor efficiency upgrade, motor
    1. Motors expected to be received end of May and installed first week of June.
  3. Controls Upgrade
    1. JCI submittal review is complete.
    2. Some questions about sequences and programming
    3. Approved to move forward with procurement. Expect 4 weeks for delivery
  4. Smart Building Analytics
    1. Ticket has been submitted to SPSCC IT Dept. for review
  5. Heat Valve Replacement
    1. Will be commissioned at the end of the project.
  6. M&V needs to be done in one year, cost is $8468.
  7. MacMiller has submitted timeline and estimated values of invoices.
  8. Working closely with MacMiller and DES to determine when to de-scope project to get it to fit the deadline. The hope is only the commissioning piece will be omitted.
  9. Julio will give estimate on what the cost will be to finish in the new biennium.
  10. Invoice #1 has been submitted to DES

EE Lighting - Campus Wide - Ameresco – DES Cody

  1. On-going lack of communication from Ameresco
  2. Scheduled to begin as soon as material arrives to campus.
  3. Expecting to receive a timeline for this project from Ameresco anytime…
  4. We have provided the classroom / building activities schedule to allow for any scheduling issues to be resolved or become minor.
  5. Contractor to store Conex in Lot H parking area for materials storage.
  6. Timelines are an issue – Avoidable Delays in material ordering
  7. There will be one invoice for this project turned into College by June 16th.

Building 34 – HVAC REPLACEMENT – Ameresco - DES Cody

  1. Heat Pumps
    1. Heat Pumps are installed.
    2. Working on communication set up along with testing and balancing, this is continuing and will be completed by 6/9/2025.
  2. Classrooms
    1. Flooring installation is continuing choice - Sheet Vinyl for classrooms – Armstrong DASHEN
  3. Schedule impacts –
    1. Non noted
  4. Schedule impacts? Hard Deadline of June 30, 2025
  5. Faculty offices have been relocated to rooms 215/216
    1. Faculty Offices will be relocated to original rooms.
    2. Existing classrooms to remain in place through spring 2026
  6. De-scoping this project to fit timeline.
    1. Will leave data rooms incomplete.
    2. Classrooms will be useable.
    3. Will complete in next biennium if funds permit.
    4. No furniture will be ordered this biennium
  7. Invoice submittals ore still an ongoing issue…
    1. Received an invoice for the last two months and it is in review with DES and our team

Building 34 – Water Leak in room 131-135

  1. We have discovered a water leak from the cooling tower supply /return line and are formulating a game plan to resolve this leak. This leak is underground and we may need to remove concrete floor in the hall way to do the repair.
  2. Water will need to be shut off for the time needed for the repairs when we have plan formulated. Staff and Faculty have been notified of potential issues with water needing to be shut off. We will be working with staff and faculty to make sure that we limit any disruptions.

Building 31

  1. Gym Floor Refinish is completed

Building 27 – Culinary Arts Program

  1. We are exploring options for improving this area in the next two Biennium’s

Building 25 – Business Office - Alpha Contractors - DES Tony

  1. We have moved the business office back to the building. They are settling in and we will be making requested adjustments to the area as soon as we can
  2. Waiting on O&M manuals, As-builts, and all other close-out docs
  3. Waiting on final invoices from Alpha and KMB.

Building 25 – HVAC Data room - FORMA - DES Tony

  1. Temporary cooling is in place, four units.
  2. Demolition has begun on the interior and exterior units.
  3. We are looking to get this completed by June 26th. 

Building 22 – Old Coffee Stand

  1. Completed

Building 21 – Cooling Tower Replacement - Mac Miller – DES Tony

  1. Cooling tower is powered up, controls have been terminated from BMS to the cooling tower and the system is refilled with glycol.
  2. New isolation valves are installed.
  3. Final Completion scheduled for the next two weeks
  4. Boiler currently running as a standalone system while isolating the system to find a cause of the issues.
  5. Invoice 8 was submitted to DES

Building 20

  1. Minor maintenance issues only this week. (Lighting, Leaky faucet,)

Building 16

  1. HVAC heat pumps have been repaired, and we should have reliable heat again.
  2. Exhaust fan is in process of being ordered. We do have an exhaust fan that failed at least 1.5 years ago that we need to address and I have asked out team to order the necessary repair parts. I will update as we move forward.
  3. We are exploring what needs to be done to the radiant floor heating system that has failed. There is a broken supply line under the concrete slab in a classroom that needs repair.

EV Charging stations – FORMA - DES Tony

Start to Be determined

  1. FORMA is our Contractor on this project. Work to be completed early June.
  2. Scope is 3 dual head chargers installed.
  3. All stations will be placed into parking lot “J”

Lacey Campus

  1. We are working with Noel and her team to get a Construction Trades Program established. We will be scheduling a pre-submission hearing with City of Lacey for end of March.
  2. We are working on getting the Kraken Studio interior modifications placed.

Angela Bowen Center

  1. Met onsite with KMB and Original installer of this roofing product on 2/21/25.
    1. Received Proposal for Service from KMB
    2. Waiting for an updated scope of service to perform repairs
  2. Continuing to chase the roof leak issues. I am looking into finding an outside contractor to potentially resolve these issues.

Student Housing /Soccer Complex - DES Dennis Flynn

  1. This is progressing and we have Weekly meetings scheduled with DES Dennis
  2. RFQ has been closed.
  3. Six firms submitted their qualifications. We have scored and are scheduling to interview the top 3 firms on May 22nd.
  4. Looking to have firm selected and under contract the week of May 28th.

Program Moves

Safety Office - to Building 22 - End of June at earliest.. – Work to freshen up this space has begun - Furniture is in Storage with WorkPointe and scheduled for delivery on June 9th

P.R Department --move to Old Security office in Building 25 will occur when we have minor repairs made to this area
